There are a lot of phrases used in residential real estate, but not all are completely accurate. “Location, location, location” is generally true. “Your first offer is generally your best offer” is often accurate. However, “cash is king” is incorrect.

The real king of residential real estate is local expertise. Local knowledge is a basic understanding of a neighborhood – location, types of homes, school systems, and other facts that are easily obtained. Local expertise is quite different. It is a deep knowledge that can only come from time tested experience from years of living in, working in, and studying a specific area.
For instance, local knowledge is knowing the names of the elementary, middle, and high schools serving a particular neighborhood. Local expertise is knowing how these schools rank versus their peers and whether the neighbors send their children to these public schools or opt for private schools. Further, it is knowing how the community interacts with these schools, whether they have active parent-teacher organizations, and which community interacts with these schools, whether they have active parent-teacher organizations, and which streets are on the bus lines.
Another example, local knowledge is knowing which houses are for sale in a given neighborhood. Local expertise is knowing which houses are about to come on the market, which streets sell for higher average sales prices compared to others in the neighborhood, and why buyers are choosing this or another neighborhood.

It took 18 years for Jennifer Johnson and her husband, Ben, to determine exactly how they should update their historic Virginia-Highland house. They both started their careers as attorneys, and, according to Jennifer, the decision to open restaurants (which include the General Muir, West Egg Cafe, the Canteen, Fred’s Meat & Bread, and Yalla) was just as carefully considered. “We really do prefer to think things through before leaping into all our life decisions,” she says. “For the house, we talked and sketched and planned for so long before the renovation to make sure we got it right—just like with the restaurants.”
